Doo-Hickeys Explained

January 20, 2014 by Reuben Saltzman

Something that all home inspectors get asked while walking around the outside of houses is “What’s that thing”?

Easy.  It’s called a doo-hickey, every time.

I’ve put together a list of common doo-hickeys that can be found at the exterior of houses.  These are all items found at houses in the Minneapolis / Saint Paul area, but a lot of these items can be found throughout the country.

Automated Meter Reading equipment

Water meter transmitter

For houses with a basement, there will often be a phone line going from the water meter to this transmitter at the exterior of the home.  That transmitter is part of an AMR (Automated Meter Reading) system.  That’s how municipal water departments know how much to charge homeowners for their water usage.  A worker aims a wand at this device from the road or yard, and gets their data that way.

These older transmitters are being replaced with a newer type of AMR device that can transmit data for several miles.

Home Inspection Photos of the Month

May 7, 2013 by Reuben Saltzman

Home inspectors always have a camera in hand, so we never run out of interesting photos to share.  Hopefully you’ll enjoy these photos as much as we do.

Soffit Bone

Soffit Bone

The soffit bone’s connected to the… fascia bone?  This was a flipped house that we actually inspected twice within a five-month period.  The first inspection was for a potential investor when the property was still bank owned, and the second inspection was for a first-time home buyer after the property had been flipped.  We found obvious signs of animal infestation both times.

Odd Chandelier Locations

Chandelier in laundry room and attic

These chandeliers must have been on sale at the local home improvement store.  We found the exact same chandelier in two different houses, on opposite sides of town, on the same day.  The part that made this really weird was that one chandelier was hanging above the washer and dryer in an unfinished basement, and the other was hanging from the rafters in an attic.  To each their own.

Hidden Electrical Hazards

Dropped Ceiling Electrical Hazard

We’ve said it before and we’ll say it again: dropped ceilings were invented to hide electrical hazards. Of course, we say this tongue-in-cheek, but we find a ridiculous amount of electrical hazards above dropped ceilings.  Ironically, the device that was plugged in to the extension cord shown above was an old plug-in smoke alarm.  For the record, smoke alarms should be replaced at least once every ten years.

Corner Toilets are Expensive

Corner Toilet

Standard toilets can be purchased for under $100, but corner toilets can cost over three times as much. Someone decided a hole in the wall would be no big deal and went with the $100 toilet.

Not-so-fresh Furnace Filter

Here’s a small piece of free advice to home sellers: if you’re going to replace your furnace filter the morning of the home inspection, go ahead and hide the old filter if it has a thick layer of cat hair and dust on it.

Inspect the Exterior Seals of your Home

One task that should be on every homeowner’s maintenance checklist this fall is inspecting and repairing any seals on the exterior of the house. Caulk seals around the trim of windows helps prevent air from escaping the house and keeps water from getting into the walls. Weatherstripping around doors serves the same purpose. Maintaining a good seal is an easy way improve energy efficiency. This extra bit of energy saved means your furnace and air conditioning systems don’t have to work as hard. It only takes a couple minutes to inspect these seals and the repairs are a cheap DIY fix. [Read more…] about Sealing the Exterior of your Home
